| Irrigation Water Expenses | Common area irrigation expenses are included in HOA Fee. Review the appropriate Declaration of each South Fork Ranches Village to determine if lot irrigation water expenses is included in the Village association HOA fee. |

| Snow Removal | Street, over 4″, snow removal included in HOA Fee. |
| Landscape Maintenance | Common area landscape maintenance is included in the HOA Fee. Individual lot maintenance is an owner responsibility except in the River Club and the River Bend Townhomes. |
| Exterior Building Maintenance | No Common area exterior maintenance is included in the South Fork Ranches Master HOA Fee; however, common area exterior maintenance is included in the sub-association fees for the River Club and River Bend Townhomes. Individual home building maintenance is an owner responsibility in all of South Fork Ranches. |
| Structure Insurance | Owner responsibility. Common area insurance costs are paid by the association; however owners of all single family homes are responsible for insuring their property. (See Declarations for details) |
